Railey Realty #1 in Garrett County, Deep Creek Lake 2011

Once again, Railey Realty is #1 in real estate sales in both Garrett County & at Deep Creek Lake. 2011 brought an increased number of residential transactions in both Garrett County (+7 over 2010) & Deep Creek Lake (+24 over 2010).

Railey Realty increased their already substantial market share in Garrett County residential sales to a whopping 47% of all county home sales – up 2% from 2010.

Our market share at Deep Creek Lake improved dramatically, as well – a dominant 63% of the Deep Creek Lake vacation home market, up from 59% in 2010.

The average sales price are down from 2010 and that is expected to remain in-line with national trends. There were fewer million dollar sales, as well, to bring down that average sales price in Garrett County ($340,484) and Deep Creek Lake ($472,163)

But, the transaction numbers are most exciting to me – more people are buying real estate in Garrett County & at Deep Creek Lake each year and we hope that the trend continues! Over time, economic factors will continue to adjust the average sales prices, but Garrett County & Deep Creek Lake are growing in popularity – and that will benefit ALL local businesses & full-time residents alike.

Railey Realty #1 AGAIN in 2010! 16 years in a row!


Railey Realty was #1 in real estate sales in Garrett County for the 16th straight year!

Out of 290 homes that sold in 2010, Railey Realty particpated in 117 of them on the listing/seller side of the transaction and 134 on the sales/buyer side of the transaction.

Out of the 80 total lot/land sales in 2010, Railey Realty particpated in 42 of them on the listing/seller side, and 40 on the sales/buyer side of the transaction.

Another positive note: there were 33 more home sales in 2010 than 2009.

Savageman Triathlon Videos from Sunday

I wanted to blog about the Savageman Triathlon from last Sunday before the week got away from me! My wife Jessica and my son, Noah, and I arrived at the top of Miller Rd (near Jennings) at about 10am to volunteer at the Killer Miller Hill aid station. Mike Kennedy & Marcia Warnick were already hard at work setting up the tent and filling water bottles with HEED (protein water) for the triathlon bikers.
The weather was perfect; sunny and warm. We had already seen some of the bikers riding down Mellinger Rd to Westernport. The bike course was something like 56 miles and the entire back-end of the race was UP Savage Mountain. I couldn’t believe how steep the hills were, but one by one the bikers started peddling by. Some took water, some took HEED, others took gel and salt tabs, but they all kept pushing past the aid station. It was really impressive to see these athletes climbing up hills ranging from 20-25% grade. Scott Lohr brought a sound system and blasted music throughout the day and it seemed to pump the bikers up. One biker even asked Scott for a beer as he rode through – and he got it 🙂 Nancy Jo Fratz did a great job coordinating the volunteers, and we had a lot more friends show up to pitch in.
We had several Railey Realty agents & friends/family participating in the race. Jimmy Railey, Russell Bounds, Steve & Kellyann Green, Audrey Kennedy and Jesse Shimrock to name a few. One of the videos below is of Audrey Kennedy coming up the hill, with her two boys & husband Mike cheering her on.
If you get a chance to volunteer next year or just watch the race, definitely participate. It’s a great way to spend a fall day in Garrett County and see some sights that you may not have seen before. The event brings lot of people and positive recognition to the area, which is great for everyone, and this race through our ‘hills and lakes’ is recognized as one of the toughest in the WORLD!!

Brian Homberg of Railey Realty Wins Kayaking National Champion Title


Way to go Brian!!

Brian Homberg became a National Whitewater Slalom Champion this past weekend at The Adventure Sports Center International atop Wisp Mountain. He is the winner of the over 40 age group. The National title was contested in the juniors category and senior/masters age groups on the ASCI whitewater course. Brian has been enjoying the sport of kayaking for over 30 years and is no stranger to whitewater competition – a former U.S. Team member who trained for the 1992 and 1996 Olympics, narrowly missing the team both times. Brian now coaches and teaches local kids how to kayak as part of the Junior Adventure Sports Team at ASCI. This provides them with an opportunity to experience, learn and potentially compete in whitewater sport. The program emphasis is on river awareness, safety, introduction to paddling skills and boat handling, while progressing at their own pace and comfort level. Brian is father to Adam, 11 and Heather 13 and a full time sales associate with Railey Realty.

Residential Market Stats that Matter – Railey Realty Still #1

In a sales meeting this morning, our manager Nancy Trotta went over the latest residential market statistics for the Garrett County area. The numbers are amazing, and I wanted to share some of the highlights:

There are currently 33 properties currently under contract between $55,900-$1,989,000. Of those contracts, Railey Realty has 18 of those homes under contract – 55% of the market!

Our next 3 closest competitors have 8 contracts COMBINED. Their individual market share ranges from 6%-9%, respectively. I believe that this demonstrates why I chose to make the move to Railey Realty last month – more market share and the ability to still sell homes even in the current market conditions. Our results speak for themselves!

Jay has spent the last 9 years in the real estate business with Long & Foster Real Estate. He was the office individual top producer for 6 consecutive years, and a Hall of Fame member of the Gold Team – a distinguished honor in the company based on annual sales of $5 million or more for 8 of the last 9 years. Jay has expanded on his Realtor education as a GRI (Graduate of the Realtor Institute), RRS (Resort Recreation Specialist) and an e-Pro (internet transaction & marketing specialist).

My new office at Railey Realty

My first day at the new office was great. I had been there countless times before for paperwork, files, and meetings, but this time was a lot different. Everyone was incredibly kind and welcoming. The office is huge and everyone was hard at work. I’ve got a good view of the ski slopes at Wisp from my desk, so I feel right at home. Thanks again to all of the agents and staff, especially Mike Kennedy and Nancy Trotta who made me feel right at home and gave me the ‘tour’!
